Newcastle's skyline is being rebuilt: HMRC, Forth Yards and the Tyne Bridge
Three big projects are reshaping the city centre and the Quayside at once. Together they mean years of construction work — and a wave of professionals arriving to fill the offices.
If you've walked through Newcastle lately you'll have seen the scaffolding. Three projects, all running together, are changing the centre of the city and the river it sits on.
Pilgrim's Quarter — 9,000 desks
The standout is HMRC's new regional hub at Pilgrim's Quarter, on Pilgrim Street. It's the department's largest regional centre in the UK, built behind one of the country's biggest retained façades, and it's due to open in 2027 with room for around 9,000 staff. That's a big, standing source of professional demand once the fit-out finishes.
Forth Yards — a new neighbourhood
Down by Central Station and the Quayside, Forth Yards is Newcastle's last major brownfield site: a long-derelict stretch earmarked for up to 2,500 new homes, backed by a major regeneration package, with the Quayside West parcel taken into public ownership by Homes England. It's a years-long build that will keep construction and infrastructure teams busy across the riverside.
The Tyne Bridge, restored
And the icon itself: the Tyne Bridge is mid-way through a multi-million-pound restoration, on schedule to be finished for its centenary in 2028. Fresh paintwork is already appearing as the scaffolding moves along the arch.
Two kinds of demand
Projects like these create work twice over. First the trades — steel, façade, fit-out, civils — through the build. Then the professionals, as thousands of relocating and commuting staff arrive to occupy the finished space. Both need somewhere to stay that works for more than a night or two.
