The "Hollywood of the North"? Where Crown Works Studios actually stands

Sunderland's film-studio plan is one of the most ambitious in the country — and one of the most uncertain. Here's the honest state of play, without the hype.

You'll have seen the headlines about Sunderland becoming a major film-production hub. The ambition is real, the groundwork has started, and the money isn't fully there yet. All three of those things are true at once.

The vision

Crown Works Studios is a planned £450 million studio complex on the banks of the Wear, built around the old Doxford Printworks plus new soundstages. At full build it's been talked up as one of the biggest studios in Europe, with backers pointing to thousands of jobs across production, crew and the supply chain around it.

The reality check

It's had a bumpy 2025. The original lead financier, Cain International, pulled out in June 2025, leaving the project roughly £300 million short of its £450m estimate. Government and the North East Combined Authority have committed a public funding package of up to £120 million between them, plus £25 million for site remediation. To bridge the rest, property adviser CBRE was appointed in October 2025 to find new private backers. Remediation is advanced, and the council's stated aim is to start construction in 2026, with the first facilities open by the end of 2027 — both subject to that funding coming together.

Worth watching, not banking on

We'd rather tell you straight: this one is promising but not certain. If it lands, film and high-end TV production brings a very particular kind of demand — crews on location for weeks, often at short notice, needing flexible, well-located places to stay. We're keeping an eye on it so that if it moves, we're ready.

What this means if you're staying in the area. Production work is mobile and fast-moving — exactly the sort of stay where a whole house beats a block of hotel rooms: space for a crew, flexible arrival, and one invoice rather than twenty.
